The Best Choice In Bellevue Deck Builders

Bellevue presents conditions a general remodeler does not always account for.

Lots in Somerset, Cougar Mountain and Newport Hills fall away steeply behind the house, which means elevated decks, taller posts and lateral bracing that has to be engineered rather than estimated. Properties nearer Lake Washington in Enatai, Beaux Arts and West Bellevue sit lower and hold moisture far longer into the spring. Across all of it, the Puget Sound climate puts roughly eight months of rain, shade and algae growth against any horizontal surface you install.

We size framing, select fasteners and specify decking with those conditions as the starting point, not as an afterthought. Whether you are replacing a 1990s pressure-treated deck that has gone soft underfoot, adding a covered outdoor room off the kitchen, or resurfacing a pool deck in porcelain paver, the process starts the same way. We walk the property with you, measure, photograph what is there, and hand you an itemized written quote before anything is scheduled.

What We Build Across Bellevue

Our Bellevue Deck Building Services

Every service below is performed by Decks Restore crews, from the first footing to the last railing cap. Where a project calls for a structural engineer or a City of Bellevue permit, we manage that process rather than handing it back to you.

New deck installation in Bellevue WA by Decks Restore

Deck Installation

We build new decks in Bellevue from the footings up, sized to your lot, your grade and the way your household actually uses the yard. Framing is engineered to Washington State residential code, and you choose the surface in composite, cedar or porcelain paver before we order a single board.

New Deck Construction ›
Deck replacement project in Bellevue WA showing new composite surface

Deck Replacement

When the walking surface has gone soft but the posts and beams still check out, replacement gives you a new deck without paying for a full teardown. We strip the old boards, inspect every joist, re-flash the ledger and lay a surface that sits dead level. Most Bellevue replacements finish inside two weeks.

Deck Replacement ›
Deck resurfacing in Bellevue WA with new composite boards over an existing frame

Deck Resurfacing

Bellevue rain, shade from mature firs and a winter of moss will gray out even a well-built deck. When the structure underneath still checks out, resurfacing strips the weathered surface, handles the repairs it has collected and lays a new one for a fraction of a rebuild.

Deck Resurfacing ›
Deck repair in Bellevue WA replacing rotted framing and loose railing

Deck Repair

Loose railings, springy boards and rot where the deck meets the house account for most of the repair calls we take in Bellevue. We trace the problem to its cause, whether failed flashing, corroded fasteners or a rotted ledger, rather than patching the symptom. Most jobs wrap in a day or two.

Deck Repair ›
Covered porch construction on a Bellevue WA home

Porch Construction

A covered porch earns its keep in a region that sees rain the better part of the year. We build front and back porches with proper roof framing, real flashing and drainage, and trim and column details that read as original to the house instead of bolted on afterward.

Porch Construction ›
Trex composite deck installed in Bellevue WA with hidden fasteners

Trex And Composite Decks

Trex is the surface we recommend most often to Bellevue homeowners, and the reason is practical: it will not splinter, cup or cost you a weekend of sanding and staining every spring. We install the full Trex line with hidden fasteners and clean picture-frame borders.

Composite Decking ›
Louvered roof installed over a deck in Bellevue WA with adjustable aluminum louvers

Louvered Roof

A louvered roof turns a deck into a room you can use in February. The aluminum louvers rotate for sun, filtered shade or full weather cover, and an integrated gutter carries rain off the structure. Freestanding or attached, with fans, heaters, lighting, screens and smartphone control available.

Louvered Roof Systems ›
Acrylic patio cover over a backyard deck near Bellevue WA passing natural light

Acrylic Patio Covers

An acrylic patio cover keeps the rain off without taking the daylight with it. The acrylic is naturally UV stable, filters harmful UV while passing high light transmission, and holds its clarity for decades rather than yellowing. The better answer when you do not want to darken the rooms behind the deck.

Acrylic Patio Covers ›
Porcelain deck pavers installed on a patio near Bellevue WA

Deck Pavers

Porcelain deck pavers give you a stone or wood-look surface that does not absorb water, stain or grow moss the way concrete and timber do here. We install 2 cm structural porcelain on decks, patios, rooftops, walkways and pool surrounds, in natural stone, concrete, terrazzo and wood-grain finishes.

Porcelain Deck Pavers ›
Cedar privacy fence built by Decks Restore near Bellevue WA

Fences

We build cedar privacy fences, horizontal slat fences and custom gates for Bellevue properties, and we rebuild fence lines that have started to lean after a wet winter. Posts are set to depth in concrete, and we work through property line, height and HOA questions before the first post goes in.

Low Maintenance, Long Life

Composite Deck Builders In Bellevue, WA

Composite decking is now the default choice on most of the Bellevue decks we build, and the climate is the reason. A cedar or pressure-treated surface in this region needs cleaning and re-coating on a cycle, and shaded Eastside yards accelerate the moss and algae that break a finish down from underneath. Composite boards do not take on water the same way, do not splinter under bare feet, and hold their color under a manufacturer warranty rather than under your maintenance schedule.

Composite deck builders in Bellevue WA installing Trex decking with hidden fasteners
Trex & Composite Systems

What Comes Standard On Every Composite Deck We Build

  • Joists at 16 inches on center, tightened to 12 inches where the board specification or an angled layout requires it
  • Hidden fastener systems so the finished surface shows no screw heads
  • Picture-frame borders with mitered corners around the full perimeter
  • Properly flashed ledger connection with structural fasteners into the rim joist
  • Joist tape across the top of every joist to keep standing water off the framing
  • Matching composite fascia and riser boards so no treated lumber shows
  • Composite, aluminum, cable or glass railing selected to match the surface

Composite costs more per square foot than wood on day one. Across a ten to fifteen year window, once you count stain, sealer and the weekends spent applying them, that gap narrows considerably. We put both numbers in front of you at the quote so the comparison is yours to make rather than ours to argue.

Traditional Materials, Done Right

Wood Deck Builders In Bellevue, WA

Wood still has a place, and plenty of Bellevue homes call for it. Western red cedar is a regional material, it takes stain beautifully, and on a traditional Bridle Trails or West Bellevue property it reads correctly in a way composite does not. Pressure-treated fir remains the economical structural choice and is the standard for framing underneath every deck we build, composite surface or not.

Western red cedar wood deck built by wood deck builders serving Bellevue WA
Western Red Cedar

If you want a wood deck we will be direct about what it asks of you: a cleaning and re-coating cycle, typically every two to three years in this climate, and closer attention in shaded or north-facing yards where the surface stays damp longest.

  • Stainless or coated fasteners that will not stain cedar
  • Ventilated framing details that let the underside dry between rains
  • A written finish and maintenance schedule handed to you when the job is done
Designed For Your Lot

Custom Deck Builder In Bellevue, WA

Most of what we build in Bellevue is not a rectangle. Sloped lots, mature landscaping, view corridors toward Lake Washington or the Cascades, and the way an Eastside kitchen or great room opens to the back of the house all push a deck toward a shape that has to be drawn rather than ordered off a page.

Multi-Level Decks

Decks that step down a grade instead of standing on tall posts, which keeps the structure lower, the view open and the cost of bracing down.

Elevated And Second-Story Decks

Engineered post and beam structures for the walk-out and hillside lots common across Somerset, Newport Hills and Cougar Mountain.

Rooftop And Over-Living-Space Decks

Built on waterproof membrane assemblies with porcelain paver or pedestal systems so the space underneath stays dry.

Wrap-Around Decks

Decks that follow more than one face of the house, with the framing and border detailed so the transitions read as intentional.

Covered Outdoor Kitchens

Gas, electrical and water roughed in before the surface goes down, under a louvered roof or acrylic cover so the space works year round.

Spa And Hot Tub Decks

Framed for the point load before the tub is delivered, rather than reinforced afterward once the deck has already started to sag.

Cable, Glass And Aluminum Railing

For properties where the view matters more than the rail. We detail the posts and top cap so the hardware disappears into the design.

Under-Deck Drainage

Turns the space beneath an elevated deck into dry, usable patio instead of a place where rainwater collects and framing stays wet.

The design conversation happens on site. We measure, photograph and talk through how you intend to use the space across the year, then come back to you with a drawing and a number.

Restore Without Rebuilding

Deck Resurfacing In Bellevue, WA

Deck resurfacing replaces the walking surface and railing while keeping the existing structure in place. It is the right call when the footings, posts, beams and joists are still sound but the boards have checked, cupped, splintered or gone soft underfoot.

1

We remove the old decking and railing and expose the frame.

2

We inspect every joist, beam, post and the ledger connection, probing for rot at the house wall, which is where it almost always starts in this climate.

3

We make the repairs the frame actually needs: sistering joists, replacing a beam, re-flashing the ledger, adding joist tape.

4

We install the new surface in composite, cedar or porcelain paver, with hidden fasteners and a framed border.

5

We install new railing along with any lighting, gates or built-in seating you have added to the scope.

Deck resurfacing in Bellevue WA with new boards laid over an inspected existing frame
Most Finish In Under A Week

A Bellevue resurfacing typically costs a fraction of a full rebuild, and most finish inside a week. The one thing we will not do is lay a new surface over a frame that cannot carry it. If the inspection turns up structural problems, we send you the photographs and give you the honest option rather than the profitable one.

Wet, Barefoot And Slip Resistant

Pool Deck Resurfacing In Bellevue, WA

A pool deck has to do things an ordinary deck does not. It stays wet, it takes chlorinated or salt water, it is walked on barefoot, and it has to hold traction at the moment it is most slippery. Resurfacing one is a materials problem before it is a carpentry problem.

Porcelain Paver Over An Existing Slab Or Frame

Structural 2 cm porcelain is non-porous, so it does not absorb pool water or stain, and it does not grow the moss that takes over concrete in shaded Eastside yards. Light finishes stay noticeably cooler underfoot. Slip ratings are published per tile, and we show you the figure before you commit to a finish.

Composite Or PVC Over An Existing Wood Frame

For raised pool and spa decks we strip the old boards, correct the frame, and install a grooved composite with a textured surface and hidden fasteners, framing the perimeter so no cut ends are exposed at the coping.

We also resurface spa, sauna and hot tub surrounds, and we reframe for the point load when a new tub is going in. If your pool deck is concrete and the problem is cracking rather than surface wear, tell us at the site visit and we will tell you honestly whether a paver overlay is the right fix or whether you are looking at a slab issue first.

Find The Cause, Not The Symptom

Deck Repair In Bellevue, WA

Most deck failures in this region start in one of four places, and three of them are invisible from the top of the deck.

The Ledger

Where the deck attaches to the house is the single most common point of failure and the place collapses begin. Older Bellevue decks were frequently lashed to the rim joist with nails and no flashing. Water gets behind the board, the rim rots, the fasteners lose their grip, and nothing is visible until it moves. We open it up, re-flash it and refasten with structural screws or through-bolts.

Posts At Grade

A post set directly into soil, or sitting in ground that holds water through a Puget Sound winter, rots from the bottom up. We replace the post and set the new one on a proper base above grade.

Joist Tops

Water sits in the gap between decking boards and soaks into the top edge of the joist beneath. Joist tape prevents this on a new build, but on an older deck you routinely find a soft top edge on framing that is otherwise entirely serviceable.

Railing

A railing that moves when you lean on it is a safety issue, not a cosmetic one. Guards are required to resist a specified lateral load, and most older Bellevue railings were toe-nailed rather than anchored with hardware rated for the job.

We will walk your deck, probe the suspect areas, and tell you plainly whether you are looking at a repair, a resurfacing or a replacement. We photograph what we find and send those photographs along with the quote, so you are deciding on evidence rather than on our word.

Deck Contractors Bellevue WA

Deck Permits And Building Code In Bellevue

Bellevue enforces the Washington State residential code through its Development Services Department, and deck projects are permitted more often than homeowners expect.

Permitted elevated deck built to Washington State residential code in Bellevue WA
We File The Permits

As a general rule a permit is required when a deck is attached to the house, sits more than 30 inches above grade, carries a roof, or exceeds the exempt size threshold. Replacing a walking surface on an existing, unaltered structure is often treated differently from new construction, but that determination belongs to the city rather than to you or to us.

Bellevue also applies critical areas regulations. Where a lot includes a steep slope, a stream, a wetland or a shoreline buffer, which is common through Somerset, Cougar Mountain, Newport Hills and along the Lake Washington shoreline, review takes longer and may call for additional documentation.

  • We prepare and file the permit application and the drawings
  • Where a structural engineer stamp is required, we coordinate it
  • We build to pass inspection the first time, because a failed inspection costs weeks rather than days

Permit thresholds, fees and review timelines change. Confirm current requirements with the City of Bellevue Development Services Department before planning around a date, and we will confirm them with you during the quote.

Simple, Documented, Predictable

How Does It Work?

1

Step 1: Request A Free Quote

Call (253) 677-0290 or submit the quote form. We schedule a site visit, usually within a few days and frequently the same week.

2

Step 2: Review Your Written Quote

We measure, photograph and walk through material options, then send an itemized written quote. Nothing is scheduled until you accept it.

3

Step 3: Choose Your Design And Materials

We bring samples to you. You select decking, railing, lighting and any covered structure, and we finalize drawings. Where a permit is required, we file it.

4

Step 4: We Build It, You Use It

Our crew does the work and cleans the site, then we walk the finished deck with you. You receive warranty documentation and a written maintenance schedule.

Verifiable, Not Just Claimed

Why Bellevue Homeowners Choose Decks Restore

Licensed, Bonded And Insured

Decks Restore LLC holds Washington contractor license CC DECKSRL797P2, carries liability insurance and is bonded. We provide the certificates before work begins, and we encourage every homeowner to verify us and our competitors through the Washington State Department of Labor and Industries contractor lookup.

Our Own Crews, Start To Finish

Framing is not subcontracted. The crew that sets your footings is the crew that caps your railing. That is why our projects tend to finish in days rather than stretching across a season, and why there is one party accountable when a question comes up mid-build.

Materials Chosen For Puget Sound Weather

Shade, rain and a long wet season are the governing conditions on the Eastside. We specify joist tape, flashing, hardware and decking against those conditions rather than defaulting to whatever is cheapest on the shelf. The difference does not show on day one. It shows in year eight.

Quoted Honestly, Delivered On Schedule

The quote you accept is the quote you pay, absent a change you request or a structural problem we uncover and document for you. Decks Restore holds a 5.0 rating across 34 Google reviews, and the themes that come up most often are communication, timeline and price relative to competing bids.

Decking Company Bellevue WA

What Affects The Cost Of A Deck In Bellevue

We quote every project individually after seeing the site, because the variables that move the number are specific to the property. These are the ones that move it most.

Square Footage And Shape

A simple rectangle costs less per square foot than a multi-level or angled deck, which carries more cuts, more framing and more border material.

Height Above Grade

A deck 18 inches off the ground is a fundamentally different structure from one 12 feet up. Greater height means larger posts, deeper footings, lateral bracing and frequently an engineer.

Decking Material

Pressure-treated is the entry point, cedar sits above it, composite above that, and PVC and porcelain paver at the top. The spread between the least and most expensive surface on an identical frame is substantial.

Railing System

Wood railing is the least expensive option. Composite, aluminum, cable and glass each step up, and a cable or glass system on a view deck can approach the cost of the decking itself.

Site Access

A backyard reachable only through a narrow side gate costs more in labor than one a truck can back up to.

Permits And Engineering

Where required these are real line items. We show them separately rather than burying them in a square-foot rate.

Demolition And Disposal

Removing an existing deck and hauling the material away is priced separately from the build.

Ask For It In Writing

Request a written, itemized quote from every contractor you speak with, including us. A figure written on the back of a business card is not a quote, and it is not something you can hold anyone to.

We just had a deck and roof installed in our backyard and couldn't be happier with the expert craftsmanship. Daniel and his crew were fantastic to work with. The whole project took just 1 week to finish, and was done at a very reasonable cost. Another local company quoted us more than double for the same project with lower quality material. I highly recommend Decks Restore to anyone thinking of installing a new deck.

Working with this company, especially Daniel, is a breath of fresh air. I had another contractor for another deck job and Decks Restore outshines them by a lot! Things that go well: timeliness, great communication, superb quality workmanship and care, hard working and focused even in rainy weather, and a good price. Daniel recommended quality products that make a difference to avoid warping bending, and water pooling. I’m having them install a deck roof now I highly recommend this company without fail.

We got the entire deck replaced including new footings and support beams for less than what another contractor quoted us for just replacing the decking. The workman were meticulous and were very respectful of our property. Sergey and Kiril obviously took pride in what they do and produced a beautiful end product. Thanks for a great job.

We worked with Daniel to replace our deck last July and install Trex composite flooring. He was excellent, very knowledgeable and thorough, decently priced, and a very nice guy overall. We were very happy with his work. Of all the home projects we have done, this is the most satisfied we have been! We did not have to change the frame, but he did add additional pillars to support the weight of the composite deck flooring. Of all the research that we had done and quotes we had gotten from different deck companies, Daniel was the best in every category. I highly recommend him for all of your deck needs! We had a deck railing project that we wanted to obtain a Building Permit so we would not have issues in the future. The City of Federal Way required proof of engineering as well as "project drawings". We worked with several contractors who were either unwilling or unable to obtain what was required by the City. We chose Decks Restore because they were willing from the beginning to work with us and the City. We were finally able to obtain the Permit thanks to Daniel's (Danu) efforts! They installed cable railing and rebuilt our deck stairway and we are very happy with the excellent job they did!

Decks Restore gave us a great deck repair with great service! We initially were having a deck built by a different contractor, however before the project was finished the original contractor ghosted us. We contacted Decks Restore who were able to come out and finish the project to a far higher level of quality than the original contractor. They were constantly answering our questions and talking us through the repairs. I only wish I had gone with them in the first place!

Frequently Asked Questions About Deck Building In Bellevue, WA

How Much Does It Cost To Build A Deck In Bellevue, WA?

Cost is driven by square footage, height above grade, decking material and railing system. Pressure-treated wood is the least expensive surface and porcelain paver and PVC the most. Height drives structural cost more than most homeowners anticipate, since a deck above roughly eight feet typically requires larger posts, deeper footings and sometimes an engineer stamp. Decks Restore provides a free on-site measurement and an itemized written quote so the figures are specific to your property rather than a regional average.

Do I Need A Permit To Build A Deck In Bellevue?

Usually yes. A permit is generally required when a deck is attached to the house, sits more than 30 inches above grade, or carries a roof. Lots with steep slopes, streams, wetlands or shoreline frontage fall under Bellevue critical areas regulations and require additional review. Decks Restore prepares and files the permit application as part of the project. Confirm current requirements with the City of Bellevue Development Services Department.

How Long Does It Take To Build A Deck In Bellevue?

Most residential deck builds take one to two weeks of on-site work once materials are delivered. Resurfacing an existing frame often finishes in under a week, and most repairs take a day or two. Permit review, where it applies, is the variable that extends the overall timeline rather than the construction itself.

Should I Choose Composite Or Wood Decking In The Bellevue Climate?

Composite is the better fit for most Bellevue properties. The long wet season, shade from mature evergreens and persistent moss and algae all work against a stained wood surface, which needs cleaning and re-coating every two to three years here. Composite costs more up front and less across the life of the deck. Cedar remains a sound choice where appearance or architectural style calls for real wood.

Can You Resurface A Deck Instead Of Replacing It?

Yes, provided the structure underneath is sound. Resurfacing keeps the existing footings, posts, beams and joists and replaces the decking boards and railing. We inspect the frame before quoting the work, and if the structure cannot carry a new surface we say so and send you the photographs.

Can You Convert My Wood Deck To Composite?

Yes, and it is one of the most common projects we take on in Bellevue. We remove the wood boards, inspect and repair the frame, then install composite with hidden fasteners and a framed border. Composite is heavier than cedar, so some older frames need additional support, which we identify during the inspection rather than mid-build.

Do You Build Pool Decks And Hot Tub Decks?

Yes. We build and resurface pool decks, spa decks and sauna decks, using porcelain paver or textured composite for traction when the surface is wet. A deck receiving a hot tub is framed for the point load before the tub is delivered.

What Is A Louvered Roof And Is It Worth It In Bellevue?

A louvered roof is an aluminum structure with rotating louvers that open for sun and close for full weather protection, with an integrated gutter system carrying rain away. In a climate with this much rainfall it is what converts a deck from a three-month space into a year-round one. It can be freestanding or attached to the house and accepts heaters, fans, lighting and retractable screens.

Are You Licensed And Insured In Washington?

Yes. Decks Restore LLC holds Washington contractor license CC DECKSRL797P2 and carries bonding and liability insurance. Any Washington contractor can be verified through the Department of Labor and Industries contractor lookup.
